There is tile throughout and A/C mini splits in each room keeping the house cool on those hot days. Please review the landlord's list of requirements for lease agreement. • Renter’s insurance is required – must be acquired and proof provided prior to move in date. • No sub-leasing allowed. • All tenants 18 years of age or older will be required to submit an application for occupancy, credit and background check. • 2 years verifiable employment & rental history or home ownership with no gaps or evictions. • Proof of income (2 months bank statements) • Pets are allowed, however NO illegal exotic pets. • Lawn care maintenance is required - You can maintain the property yourself, secure a landscape company, or there will be a fee of $150 per month for landscape service. • The well is maintained monthly and includes two bags of salt per month. Any additional salt that is required/used will be charged back to the tenant. • Pest control is included for the exterior of the property. The interior of the property can be serviced when needed. • A/C mini split units require monthly service – this means our A/C technician will need access to the inside of the property for 15-20 minutes, one day per month (usually the first week of the month) to access and clean all filters on all units in every room.
