RENT, SECURITY DEPOSIT, UTILITY INFORMATION, and MORE: • Monthly Rent: $1,450.00 for a 12-month lease. • Security Deposit (SD): Generally $1,450.00 if an application is approved; however, the SD may increase to up to double ($2,900.00) • Requirements to Secure the Home: If approved, the security deposit must be paid, and the lease signed within 48 hours of approval notification. We are only able to hold the home for up to 2 weeks from the date the application is received. • Move-in Payments: The security deposit, first month’s rent, and all fees are required to be paid in our office via bank certified checks or money orders only. • Utilities: Tenants are responsible for all utilities. • A washer and dryer are available for an additional monthly fee. QUALIFICATION REQUIREMENTS: • Credit Score: Minimum 610 for each applicant. Verified through Experian. • Applicants must have no unpaid rent or utility bills. • Rental History: Good standing with current/previous landlords. No outstanding rent or fees. No evictions in the last five years. • Criminal background check required. • Income: Combined monthly income must be at least 3.5 times the monthly rent (i.e. $1,450.00x3.5 = $5,075.00 or more each month). • Pets/Animals: Must be disclosed on the original application, including service/support animals. Additional fees apply. • We are only able to hold the home for a move-in/lease start date within 2 weeks. Please be sure, if you are under a current lease, that you have given notice to vacate or that your current landlord allows for early termination prior to scheduling a showing at or applying to this property. PET POLICY: • Up to 2 pets/animals maximum (accepted on a case-by-case basis). • Pet Fee: $300 upfront, nonrefundable, per pet. • Pet Rent: $30 per month per pet (nonrefundable). • Responsibility: Tenants are monetarily responsible for all damages caused by pets. • Pets/Animals: ALL must be disclosed on the original application, including service/support animals. We do not accept applications from other sources (i.e., Zillow). • Approval Timeline: Typically 1–3 business days once all applications and required documents (bank statements, ID, income verification, residential history, etc.) are submitted. Approval time depends on how quickly required information is received. Incomplete applications will result in delays. Failure to provide us with information quickly will result in us moving to the next applicant. • Requirements to Secure the Rental: An application must be accepted, the security deposit must be paid, and the lease signed within 48 hours of approval.
