RENT, SECURITY DEPOSIT, UTILITY INFORMATION, and MORE: • Monthly Rent: $1,450.00 for a 12-month lease. • Security Deposit (SD): Generally $1,450.00 if an application is approved; however, the SD may increase to up to double ($2,900.00) • Requirements to Secure the Home: If approved, the security deposit must be paid, and the lease signed within 48 hours of approval notification. We are only able to hold the home for up to 2 weeks from the date the application is received. • Move-in Payments: The security deposit, first month’s rent, and all fees are required to be paid in our office via bank certified checks or money orders only. • Utilities: Tenants are responsible for all utilities. • A washer and dryer are available for an additional monthly fee. QUALIFICATION REQUIREMENTS: • Credit Score: Minimum 610 for each applicant. Verified through Experian. • Applicants must have no unpaid rent or utility bills. • Rental History: Good standing with current/previous landlords. No outstanding rent or fees. No evictions in the last five years. • Criminal background check required. • Income: Combined monthly income must be at least 3.5 times the monthly rent (i.e. $1,450.00x3.5 = $5,075.00 or more each month). • Pets/Animals: Must be disclosed on the original application, including service/support animals. Additional fees apply. • We are only able to hold the home for a move-in/lease start date within 2 weeks. Approval time depends on how quickly required information is received. Incomplete applications will result in delays.
