RENT, SECURITY DEPOSIT, UTILITY INFORMATION, and MORE: • Monthly Rent: $1,495 for a 12-month lease. • Security Deposit (SD): Generally $1,495 if an application is approved; however, the SD may increase to up to double ($2,990.00). • Requirements to Secure the Home: If approved, the security deposit must be paid, and the lease signed within 48 hours of approval notification. We are only able to hold the home for up to 2 weeks from the date the application is received. • Move-in Payments: The security deposit, first month’s rent, and all fees are required to be paid in our office via bank certified checks or money orders only PRIOR to moving in. • Utilities: Tenants are responsible for all utilities. • A pool membership in Canterbury Farms can be utilized during the Summer months for an additional fee that is due within 60-days of the pool opening for the season. • A washer and dryer are available for an additional monthly fee. QUALIFICATION REQUIREMENTS: • Credit Score: Minimum 610 for each applicant. Verified through Experian. • Applicants must have no unpaid rent or utility bills. • Rental History: Good standing with current/previous landlords. No outstanding rent or fees. No evictions in the last five years. • Criminal background check required. • Income: Combined monthly income must be at least 3.5 times the monthly rent (i.e. $1,495x3.5 = $5,232.50 or more each month). • Pets/Animals: Must be disclosed on the original application, including service/support animals. • We are only able to hold the home for a move-in/lease start date that is up to 2 weeks from the date the application is approved. PET POLICY: • Up to 2 pets/animals maximum (accepted on a case-by-case basis). • Pet Fee: $300 upfront, nonrefundable, per pet. • Pet Rent: $30 per month per pet (nonrefundable). • Responsibility: Tenants are monetarily responsible for all damages caused by pets. • Pets/Animals: ALL must be disclosed on the original application, including service/support animals. APPLICATION PROCESS, FEES, AND APPROVAL: • Application Fee: $85 per person (nonrefundable). Every individual 18 or older must submit a separate application. Separate email and phone number required per applicant. Only applications through our company website at rentbhgaugusta.com are accepted forms of application. • Admin Fees: One-time admin fees totaling $120, due with first month’s rent and fees if approved (on or before move-in day). • Application Submission: Applications can be found on our company website at rentbhgaugusta.com. We do not accept applications from other sources (i.e., Zillow). • Approval Timeline: Typically 1–3 business days once all applications and required documents (bank statements, ID, income verification, residential history, etc.) are submitted. Approval time depends on how quickly required information is received. Incomplete applications will result in delays. Failure to provide us with information quickly will result in us moving to the next applicant. • Requirements to Secure the Rental: An application must be accepted, the security deposit must be paid, and the lease signed within 48 hours of approval.
