Minimum Criteria Income Requirement: Applicant(s) must have a gross monthly income of at least three (3) times the monthly rent amount. Credit History: All prospective tenants must complete a rental application and authorize a credit check. To be considered for approval, the Tenant(s) must exhibit a minimum FICO credit score of 670 (or an equivalent score from another nationally recognized credit reporting agency). The Landlord reserves the right to deny any application that does not meet this minimum credit requirement. Background/Credit Reports: All occupants aged 18 and older must complete a rental application and authorize a credit and background report. Application: Obtain the official rental application URL from the listing agent. The following terms and rules will be incorporated into the final lease agreement: Renter's Insurance: Tenant(s) are required to obtain and maintain a renter's insurance policy with a minimum of $100,000 in personal liability coverage for the duration of the lease term. Proof of insurance, such as the declaration page, must be provided to the Landlord prior to move-in. Tenant(s) agree to provide updated proof of insurance upon request and acknowledge that failure to maintain the required insurance may result in termination of the lease agreement. No Smoking Policy: Smoking is strictly prohibited anywhere on the property, including inside the home and on the grounds. Lease Termination/Renewal Notice: The Tenant must provide the Landlord with 60 days' written notice prior to the lease end date regarding their intent to renew the lease or terminate the tenancy. Showing Accommodations: The Tenant agrees to accommodate showings of the property during the final 60 days prior to the move-out date. Early Lease Termination: The Tenant may break the lease early with 60 days' written notice to the Landlord and a penalty equivalent to one month's rent.
