Is Sunny Legit or a Scam? Honest Answers About Sunny Cash Back

Is Sunny legit? The short answer

Yes, Sunny is legit. Sunny is an apartment search site from Apartment List that pays renters Cash Back after they sign a lease and move into an eligible apartment. It’s free to use, never asks you for money up front, and pays out by Venmo or gift card once your move-in is verified.

“Honestly, it felt too good to be true”

This week, renters told us exactly what they thought when they first saw Sunny Cash Back. Some said it felt too good to be true. A few said it felt like a scam. One wasn’t sure if we were “going to get” them. Another asked her mom before signing up, because her mom worried she’d get scammed.

We want to say this clearly: that instinct is a good one. Rental scams are real, and anyone offering you money deserves a hard look. So instead of asking you to trust us, here’s how Sunny actually works, what we will never ask you for, and how to check us out yourself.

So where does the money come from?

The short answer: you’re not the customer paying us, so we can afford to pay you.

Sunny is part of Apartment List, one of the largest apartment search sites in the U.S. Apartment properties pay to reach renters, and when a renter finds their next home through Sunny and signs a lease, we share part of that value back with the renter as Cash Back.

It’s the same idea as a credit card rewards program or a cash-back shopping site: the business on the other side pays for the introduction, and you get a cut.

  • You pay nothing to use Sunny. No sign-up fee, no subscription.
  • Cash Back doesn’t raise your rent. It doesn’t change your rent or move-in costs.
  • You can see the amount up front. Eligible listings show the Cash Back amount before you tour.

Is Sunny a scam? Here’s what we’ll never ask you to do

Most rental scams follow the same playbook: they ask you to send money first. Sunny never does. We will never:

  • Ask you to pay a fee to unlock or “release” your Cash Back
  • Ask you to wire money, send crypto, or buy gift cards for us
  • Pay you Cash Back before you’ve actually moved in
  • Ask for your bank password or login

If anyone claiming to be Sunny asks for any of these, it isn’t us. Stop and email our support team.

We do ask for a few things, and here’s why. To verify your move-in, we’ll ask for documentation like your lease. Because Cash Back can count as income, we may collect tax details and send a 1099. Your information is protected under our Privacy Policy.

How getting your Cash Back actually works

  1. Find an eligible listing on Sunny and reach out about it. The Cash Back amount is shown on the listing.
  2. Tour and sign your lease the way you normally would. Your lease is with the property, not with Sunny.
  3. Move in. After move-in, you’ll get a notification that your Cash Back is ready to claim.
  4. Verify your move-in by uploading your documentation.
  5. Choose how to get paid: Venmo or a gift card. The payment will show Sunny’s name, so you’ll know it’s from us.
  6. Get paid.

One thing to watch: there’s a deadline to start the payment after you’re notified. Don’t let it slip.

For the moms (and anyone else asking “is this legit?“)

If someone you love sent you this link to check us out, thank you. Here’s a quick checklist you can use on Sunny, or on any cash-back offer:

  • Does it ask for money up front? Legit cash back never requires a fee to receive it. Sunny doesn’t.
  • Is there a real company behind it? Sunny is part of Apartment List. You’ll see “powered by Apartment List” at the bottom of every page.
  • Is the lease with a real property? With Sunny, you sign directly with the apartment community and can tour it in person first.
  • Are the rules written down? Every detail on eligibility, payouts, and taxes is public in our FAQ and Terms.
  • Can you reach a human? Our support team answers by email.

If an offer fails any of these, walk away. We’d rather you be careful than rushed.

Still not sure? Ask us

Skepticism is welcome here. If something about Sunny Cash Back still feels off, ask us directly before you do anything. Read the full FAQ, or email our support team and a real person will reply.

And if you’ve already received your Cash Back, tell a friend who’s moving. A recommendation from someone they trust beats anything we could write.
